Leaving New York: The Palm Beach County Answer

Every winter the question comes up over dinner in Tribeca and Bedford, and every spring a few more families act on it. The move from New York to Palm Beach County has hardened into a settled pattern. The published migration record measures the wave, and for the highest earners the annual tax savings can outrun the cost of carrying the new house. This guide works that math, then matches each New York life to its county address.

The Move, Measured

Florida's net inflow of adjusted gross income reached a record $39.2 billion across 2020 and 2021, and New York supplied roughly $9.8 billion of it. The wave reached this county directly. Palm Beach County gained over 13,000 new residents in 2022, and they arrived with $7.2 billion in new income. Each of those figures comes from the published record, and our domicile and homestead playbook carries the sourcing in full. The pattern is structural rather than seasonal. And a buyer arriving at $5 million and above should expect to compete with cash.

The Tax Delta, Worked

Start with income. A family earning $2 million a year pays roughly $250,000 annually in combined New York state and city income tax, and Florida collects nothing on the same earnings. Reinvested at 6 percent, a decade of that difference compounds to roughly $3.3 million of retained capital. At $5 million of annual income the ten-year figure approaches $8 million.

The estate side is starker. New York taxes estates above a $7.35 million exemption in 2026, at rates that reach 16 percent, and its cliff provision makes the exemption itself fragile. An estate that exceeds $7,717,500 becomes taxable in its entirety, so an $8 million New York estate can face more than $773,000 in state estate tax. Florida levies no estate, inheritance or gift tax at any level. The full mechanics, statutory citations included, live in the same playbook.

Finding Your County Address

The tax math settles whether to move. Where to land is simpler than most arrivals expect, because each New York life has a county counterpart. Apartment life translates to Palm Beach and its cooperatives. The townhouse finds its block in West Palm Beach's historic lake districts across the water. The club-and-boat weekend translates to Jupiter, where the course and the dock sit behind the same gate. The table below covers the full set.

The Sequence That Protects the Savings

Capturing the delta takes more than a moving truck. The domicile file has to withstand review from the state you are leaving, so voting, banking, vehicle and club records need to tell one consistent story from the start. File homestead promptly once the new residence qualifies. The Save Our Homes cap holds assessed-value growth to 3 percent or the consumer price index (CPI), whichever is less, and the compounding starts only after the filing. Portability, the rule that moves up to $500,000 of that benefit to your next Florida home, becomes relevant on the trade-up rather than the arrival. Our relocation playbook carries the wider checklist, and our buyer page is where the search itself starts.

Bottom Line

New York supplies the income and Florida takes nothing from it. The delta runs about $250,000 a year on a $2 million income and compounds toward $3.3 million over a decade. Estate math widens the gap further. What remains is to match the life to the county address and file the paperwork in the right order.

For a New Yorker starting the search: Tell us which New York life you are leaving, the co-op, the townhouse or the Hamptons weekend. We will name the county addresses that answer it and show what each one actually costs on the record.

Every migration and tax figure in this guide was first published in our domicile and homestead playbook and carries the same sourcing. Statutory rates come from the Florida Department of Revenue and the New York Department of Taxation and Finance. Migration and income figures come from publicly reported adjusted gross income migration data and Palm Beach County records. A family earning $2 million a year saves roughly $250,000 annually once New York state and city income tax fall away. No. Florida levies no state estate, inheritance or gift tax at any level. New York taxes estates above a $7.35 million exemption in 2026, and its cliff makes the entire estate taxable once value passes $7,717,500.
The island's cooperatives and full service buildings suit apartment life. The townhouse finds its block in El Cid and SoSo on the West Palm Beach lakefront. For the club weekend look to Jupiter, and for the estate look to Manalapan and Jupiter Island.
