What Five Million Dollars Buys in Tequesta

The question sounds simple: what does five million dollars buy in Tequesta? The village is the county's quiet northern anchor, a place where the Loxahatchee River, the Intracoastal and the ocean all sit within one small address. The record answers with a waterfront house. Twenty-three of the 24 closings in our five-year band were houses, and nearly all of them sat on the water. The market today answers with eleven listings across pockets that offer very different lives. This report walks them one by one, with the recorded history kept separate from the prices now being asked.

The Short Answer

Buyers bring this budget here for the water. From 2021 through 2025 the multiple listing service (MLS) recorded 24 closings between $3.5M and $6.5M with a Tequesta address, once one cross-board duplicate is removed. Twenty-three were houses. The median recorded house measured 4,766 square feet at $1,024 per foot, with a median build year of 1994. Of the 23 houses, 21 carried the waterfront flag.

One caveat belongs at the front. The record above is history, not a menu. Only eleven properties with a Tequesta address sit on the market inside the band today, and this report places each of them in its pocket. The live inventory itself always sits on our Tequesta community page.

One Address, Three Markets

Tequesta takes a little explaining first, because the address is bigger than the village. The Village of Tequesta proper sits in Palm Beach County, on the peninsula the Loxahatchee wraps. The Tequesta mailing address then continues north across the county line, where Jupiter Hills, River Ridge and the riverfront drives all carry Martin County parcels. It even reaches the barrier island, where a corridor of condominium buildings on Beach Road carries Tequesta addresses.

One neighbor is a different thing entirely. Jupiter Inlet Colony is its own incorporated town at the mouth of the inlet, and it only shares the zip code. The listing census behind this report surfaced one colony home in the band, and we set it aside. The colony has its own page and its own record.

One Address, Two Counties and a Separate Town
Everything called Tequesta shares a post office. Three of the four places are this report. The fourth is its own town.

The Club Streets on the River

Start where the money concentrates. Eleven of the band's recorded closings came from two neighboring pockets, the streets around Tequesta Country Club and the small peninsula called Country Club Point. River Drive runs the club neighborhood's outer edge with the Loxahatchee alongside. Recorded club-street sales run from $3.7M for an older river house to the band's $6.25M high, set on River Drive in June 2022.

Most of the band's few closings in the thin years came from Country Club Point. Three of 2025's four recorded house sales closed on its circles, including one house finished the same year it sold. The pocket is small, a few streets of river and harbor water beside the club.

The club streets hold two of today's eleven listings. A River Drive house is asking $4.395M and a Leeward Circle house $4.749M, both inside the range the pocket has already recorded.

The River Past the County Line

Follow the river north and the Tequesta address keeps going. Eight of the recorded closings came from this side. Riverside on the Loxahatchee, Rolling Hills, Anchorage Point and Indian Hills all appear, along with a few smaller enclaves. Recorded prices here ran from $3.6M to $5.73M, nearly all of it on the water. These are bigger lots on quieter streets, and the draw is the dock and the privacy rather than a gate.

The golf side is its own case. Jupiter Hills Village recorded the band's only two houses with no waterfront flag, at $5.15M and $5.61M, both behind the gate at the golf club. The band never reached Turtle Creek in five years of record. Every recorded closing from those streets in our file closed below it.

Today this side holds four of the eleven listings, including the least expensive. A River Ridge house is the lowest asking price in the census, with an Indian Hills house at $3.85M just behind. Two more on Riverside and Lakeside Drives ask $4.875M and $5.2M. The dock questions here are real, and our Tequesta waterfront guide covers bridges, canals and boat sizes in detail.

The Intracoastal and the Beach

East of the village core the water changes from river to Intracoastal, and the recorded band thins out. Bay Harbor put one house into the record at $5.64M in early 2024, the band's only closing that year. On Intracoastal Terrace, a house sold for $6.25M in April 2022.

Today the east side is where the asking prices concentrate. The largest listing is an Intracoastal Terrace house of more than 7,700 square feet asking $5.7M, on the same short street as that 2022 closing. A Federal Highway property asks $6.3M, the highest Tequesta asking price in the band. Two homes at Crystal Cove Place, an enclave yet to record a closing in our five-year file, ask $4.65M and $5.495M.

The condominium answer lives on Beach Road. The corridor's buildings carry Tequesta addresses on the barrier island, and their recorded prices reach this band only at the very top. A Cliveden penthouse closed at $4.1M in May 2025, the band's single recorded condominium. Today a Passages penthouse is asking $4.1M, above that building's $3,850,000 recorded high. Five Years of Record

The band's rhythm is worth seeing whole. Ten closings landed in 2021, while the pandemic-era wave was still running. Six followed in 2022. Then the market nearly stopped, two closings in 2023 and a single one in 2024, before five arrived in 2025.

Through that whole stretch this was a patient market. The median recorded house waited 61 days and closed at 93.3 percent of its original asking price. Little of it was new, three houses built since 2020 in five years, so most of what sold was an established house on established water. Tequesta has also been the faster market of the two towns on the river, a pattern our Tequesta and Jupiter comparison measures year by year.

What Five Million Buys in Tequesta Today

Set the record beside the market and the shape holds. Today's eleven listings follow the same geography the closings did. The club streets and the river carry most of them, the Intracoastal holds the top, and Beach Road holds the one condominium. The chart below sets each pocket's asking range against the recorded house median.

A budget this size travels well, so it is worth knowing what it does nearby. In North Palm Beach the same five million lands on a waterfront house with the boat behind it. That band recorded 31 closings between four and six million in just two years, against Tequesta's twenty-four in five. Across the county the answer changes market by market, and our county-wide five million study maps all of them. What Tequesta adds is the river itself, and the quiet that comes with a market this size.

Bottom Line

Five million in Tequesta still means the water. The record shows a house market, and the current listings keep to the same pockets the closings came from. Choice is better now than in the thin years just behind us. The differences between pockets are about how you live on the water, not about who has the better address. A buyer who knows which water they want can see this whole market in a day.
