Grandview Heights, West Palm Beach’s Bungalow Quarter

Cross Okeechobee Boulevard from the convention center and the city changes scale in one block. The office towers give way to bungalow porches under old trees, on a small grid of avenues a short walk from Rosemary Square. This is Grandview Heights, one of West Palm Beach's earliest neighborhoods and among its smallest. Its houses rarely trade. Our archive of the regional feed holds nine recorded closings here since 2020, and the city's own inventory showed two houses for sale in early September. This guide walks the district, reads the trades the record holds, and sets both against what is being built around it.

Where Grandview Heights Sits

The district occupies a few quiet blocks between Howard Park and Dixie Highway, just south of Okeechobee Boulevard. The convention center and Rosemary Square stand across the road, and the downtown office district begins beyond them. El Cid and the waterfront sit east across Dixie. The map below places the grid.

The housing stock explains the district's appeal. Every house in our recorded set carries a build year between 1923 and 1950, and five of the nine date to the 1920s. The architecture is what those years suggest: frame bungalows and Mission cottages from the city's first big decade. The city protects the streetscape as a designated historic district, so exterior changes go through preservation review. Our West Palm Beach page carries the live citywide market around it.

What the Recorded Trades Show

Start with what this record can and cannot prove. The archive we keep of the regional multiple listing service (MLS) is complete at the top of the county's market and thins below three million dollars. In a district priced like this one, our list of closings is therefore a floor. Every trade below is real and recorded, and the district's true count is higher.

The archive holds nine closed house sales in the Grandview Heights plat since 2020, and the arc inside them is plain. The first seven figure closing in the set recorded in May 2022, when a renovated Penn Street cottage of about a thousand square feet brought $1.3M. Then came 2025, the district's busiest year in the archive by far. Five houses closed, from $780K for a Florida Avenue duplex style house to $1.5M for a 1925 house on Lake Avenue, the highest the record holds.

The 2026 column holds a single recorded closing so far, a Georgia Avenue house at $525K in May. A price like that usually means condition or circumstance. It is also a reminder that a nine trade record moves one house at a time. The full list follows the chart.

What Sellers Are Asking Now

The live side of the market is smaller still. The city's own listing search held two single family listings inside the district on September 4, 2026, and every figure on them is an asking price rather than a closing. A two bedroom Penn Street cottage asks $1.1M. A four bedroom Lake Avenue house of 2,480 square feet asks $1.75M. One further Florida Avenue listing is a multi unit property, so it sits outside this house count.

Set those numbers against the record and the gap is the story. The Lake Avenue asking price is higher than any closing the archive has ever recorded for the district. Whether a buyer pays it will be the next entry in a very short ledger, and nothing about it is settled until a closing records.

One Block of Penn Street

One block shows how this market prices itself. The feed records the cottage at 723 Penn Street, fully renovated, closing at $1.3M in May 2022. Today its neighbor at 744 Penn, a cottage of nearly identical size, asks $1.1M. These are different houses in different condition, so the pair proves no direction. What it shows is that in a district this small, each sale is its own negotiation, and the last closing on the block is the only comparable that matters.

The Money Around the District

While Grandview Heights trades house by house, the city around it is repricing at scale. Our quarterly city report found the downtown tower tier now sets the city's benchmark prices, and those towers stand a few minutes north of the district's porches. On the north side of downtown, the Nora District is turning warehouse blocks into a hospitality quarter with its first condominium planned on North Dixie Highway. The city is renaming and repricing its old districts one by one.

The nearest finished example sits south along the water. SoSo, the Southend of West Palm Beach, crossed the million dollar median line in 2025 after years of steady repricing. On the north side, Northwood is walking the same road with its own 1920s stock. Grandview Heights is smaller than either: fewer houses, fewer trades, and a location wedged directly against the city's event and office core. The recorded entry here still sits in the six figures, which neither SoSo nor El Cid now offers.

El Cid itself is the district's east of Dixie mirror, the same era of house on the water side. Every El Cid closing our archive holds since the start of 2025 recorded above Grandview Heights' best. The gap is the price of the waterfront blocks, and it is why buyers priced out of one keep walking into the other.

Who Grandview Heights Suits Now

The district suits particular buyers. It suits anyone comfortable with renovation, because the stock is a century old and exterior work goes through the city's preservation approvals. People whose life runs on foot do well here too, with the convention center, Rosemary Square and the downtown offices a walk rather than a drive. So do buyers who want a 1920s house without paying El Cid's waterfront premium for it.

Other buyers should weigh the trade offs first. A record this thin gives an appraiser little to work from, so financing a renovation here takes patience. The district's edge also sits against the city's busiest event blocks. Buyers arriving from out of state should read our West Palm Beach property tax guide before comparing any asking price to a northern one. Bottom Line

Grandview Heights is a small district with a short ledger, and both facts work in a patient buyer's favor. The recorded trades are few enough to read one by one. The asking prices now run ahead of them, and that distance is where every negotiation here will happen. Check the block's own record before believing any list price, because in a market this size the neighborhood average means little.
