Where the Project Stands

Fifteen Days That Matter

Florida grants a new condominium buyer fifteen days to cancel after signing and receiving the condominium documents, without penalty and without negotiation. Once the window closes, the developer's agreement controls nearly everything that follows. Spend the days on the papers that govern. The unit plan, the square footage and the specification schedule attached to the contract are binding. The renderings and finish samples are marketing.

The Assessment Question

The service layer is the purchase's defining promise, and it arrives as a monthly line item. Projected assessments have not been published. Branded residences in South Florida carry higher assessments than unbranded buildings, because the fee funds brand standard staffing, training and licensing along with reserves and insurance. The Cove Club's own terms come from the club. We obtain the developer's projected budget for any line a client is weighing, and the number belongs in your arithmetic before the window closes.

Rentals, Resale and the Contract

Two provisions deserve reading even if you never expect to use them. Rental policy lives in the condominium declaration, which is typically finalized closer to closing. Branded projects in the region have historically permitted rentals with minimum lease terms, and the version that binds this building arrives with its documents. Assignment is the second. Many developers restrict resale before closing, so if flexibility matters, confirm the position in writing before signing.

On resale itself the honest statement is short. No resale record exists yet, because the building has not delivered. What a residence here is worth at delivery will be set by the market at that time, not by the contract price paid today.

The same budget has neighbors, and seeing them sharpens the decision. Olara up the street opened from a reported $1.7M with resort amenities and no flag. Alba delivered in 2026 and already trades on a recorded ledger.
