The Top of the Ladder
South Flagler House is Related Ross's first Florida condominium and Robert A.M. Stern Architects' first residential high rise in the state, 108 residences across the twin 28 story Lake and Park towers at 1355 South Flagler Drive. The two firms have built 17 buildings together, including 15 Central Park West, and the product shows the lineage. Floor plans run from 2,196 to nearly 13,900 square feet, about 50,000 square feet of private club amenities sit below them, and The Related Life program staffs the service layer behind an $8.5M published floor.
The developer's record explains the ambition. Stephen Ross built Related Companies into one of the largest privately held real estate firms in the country, with Hudson Yards in Manhattan and the redevelopment of The Square in downtown West Palm Beach in its portfolio, and founded Related Ross in 2024 to focus on South Florida. Pembrooke & Ives designed the interiors, Coastal Construction is building, and the full floor penthouses are delivered as custom builds.
That $8.5M floor stands above every other entry in the county pipeline. The next highest published start, at The Residences at The Boca Raton, is $5M. On this street the building competes less with the pipeline than with the island across the water.
The Sequel Next Door
The nearest rival is the developer's own. Edgeworth, announced for 1155 South Flagler Drive directly beside the flagship, slices two towers of the same 28 story height into 184 smaller homes, with Kohn Pedersen Fox on the architecture and March and White on the interiors. Its site lists an entry of $5.5M as of September 2026, after a March launch reported from $2.5M, and it publishes no top of range. Groundbreaking is planned for 2027 with keys targeted for 2029. Because one company sells both, the differences are choices rather than accidents. The flagship holds the classical architecture, the larger plans and the drive's $70M ceiling. The sequel holds the lower door and the longer wait.
The Branded Alternative
The other rival sells a flag rather than a floor plan. The Ritz-Carlton Residences at 1717 North Flagler Drive publishes from $3M for 138 homes with Ritz-Carlton trained staff, Cove Club membership and no hotel component, targeting 2028 keys. Its three open lines ask $8.4M to $14.5M, which is where the two campaigns actually meet, because a Ritz-Carlton penthouse budget buys a South Flagler House two bedroom. One clarification keeps the map straight. Related Group, the branded tower's developer, is a separate company from Related Ross, though the two share an ancestor and compete on the same waterfront.
The trade between the two products is plain. The branded tower sells a service standard, a club membership and Marriott Bonvoy enrollment on plans of 1,532 to 3,331 square feet. The flagship sells space, with a range that runs past the branded tower's largest plan several times over, and a private club of its own inside the property line. Buyers weighing the pair are really choosing between a flag's assurance and a flagship's floor plate.
A Year Ahead of the Crowd
Delivery separates the field as sharply as price. The county pipeline lands 606 residences in 2028, its heaviest single year, split among Olara, the Ritz-Carlton Residences and The Berkeley. South Flagler House delivers in 2027, with both towers at full height since November 2025 and the interior buildout under way. Buyers there close and settle before the crowded season arrives, and Edgeworth's 2029 keys sit on the far side of it. In a market where every new figure is an asking price, recording the first closings is its own kind of position.

The schedule behind that lead has held so far. Related Ross bought the site in August 2023, launched sales that November, broke ground in April 2024 and reached full height on both towers nineteen months later. Completion dates move on any project, and the contract's outside date matters more than the marketed year, but a building at full height carries a different risk than one waiting on a groundbreaking.
What the Asks Lean On
The street's one recorded ledger belongs to The Bristol, the 2019 tower where 92 closings have run the trailing year median to $15.3M at $3,218 per square foot. South Flagler House's open listings ask $3,179 to $5,035 per foot, bracketing that recorded benchmark from just below to well above it. Edgeworth publishes no per foot figure at all. The gap between a deed and a list price is the real subject of any gallery conversation on this street, and no closing has recorded at either new project.

Bottom Line
The flagship's position is the top rung and the earliest keys among the street's new towers. Below it, the same developer publishes the lower entry with the longer wait, and the branded tower up the corridor sells service from a floor well beneath the flagship's. The Bristol's deeds remain the only recorded prices any of them can be measured against. Choosing well means matching the budget to the rung and the patience to the evidence behind it.
