North Flagler Drive is selling three condominium calendars at once. Alba has delivered, and its first closings are on the record. Shorecrest follows with 98 corner residences, and Olara, its next-door neighbor on the same drive, brings resort scale behind both. One corridor now offers a boutique of 55 homes, a tower of four homes to a floor, and a 275-residence resort with a marina and a José Andrés restaurant. The choice among them is a choice of scale and calendar before it is ever a negotiation.

One Corridor, Three Calendars

The county pipeline delivers in waves, with 256 residences due in 2026, another 380 in 2027 and a further 606 in 2028, per our census, and this corridor holds a piece of every wave. Alba sits at 4714 North Flagler in Northwood. Shorecrest rises at 1901, about 1.5 miles north of downtown, with Olara beside it at 1919. Entry pricing spreads as widely as the calendars. Olara opened from a reported $1.7M, Shorecrest starts at $3.2M, and Alba's range runs $2.8M to $10.6M with closings now recording. One budget reaches all three doors, and each door opens onto a different building.

The Boutique Case

Alba is the corridor's smallest project and its only finished ledger. The tower holds 55 residences over 22 stories, 51 condominiums and four townhomes, with a private dock on the Intracoastal and concierge medical care through a Mount Sinai partnership. Delivery came in 2026, and the record now runs nine sales in the trailing twelve months at a median of $3.7M, with the median result at 100 percent of last ask after four days on market.

The building is the work of BGI Companies and Blue Road Group, with Spina O'Rourke + Partners as architect, and its Northwood stretch of the Intracoastal carries no fixed bridges between the dock and the open Atlantic. The product runs from a 1,746 square foot two bedroom to townhomes of more than 6,300 square feet with private plunge pools, a format the corridor's towers do not offer. A recorded ledger changes the purchase. The preconstruction question disappears, and the negotiation runs against comparables rather than a price sheet. The trade is scarcity. With a building this small, each closing sets the reference for the next, and few doors open at any one time.

The Resort Case

Olara's case is size and program. The tower carries 275 residences over 26 stories on roughly four acres at the waterway's widest point, with a second building of 170 rental apartments beside it. Nearly 80,000 square feet of amenities include a private marina with six slips, a full-building generator and an 8,500 square foot restaurant from José Andrés, his first in the Palm Beaches. Arquitectonica drew the massing, Arch Amenities runs the program, and every residence carries 10-foot ceilings, 10-foot-deep terraces and Gaggenau appliances. Residences run from about 1,500 to more than 4,200 square feet, so the entry product is smaller than anything Shorecrest builds while the penthouse tier runs far larger.

Savanna, the New York developer behind it, broke ground in March 2024, and delivery is targeted for 2028. The reported entry of $1.7M is the lowest published start on the corridor, and it buys the longest wait in the field. Our story of the project covers the program in full.

The Middle Position

Shorecrest takes the position between them, and its building page carries the census. Related Ross puts four residences on each of 28 floors, so every home is a corner, and the whole mix runs two and three bedrooms of 2,015 to 2,835 square feet. Equinox operates 18,355 square feet of amenities across three levels, from the club-level spas to a 75-foot rooftop lap pool, and Stephen M. Ross holds an ownership stake in the brand. Corcoran Sunshine Marketing Group runs the developer's sales program, no price list is published, and pricing moves as residences sell.

Pricing opens at $3.2M, and delivery is projected for 2027. The calendar lands a year behind the boutique's keys and a year ahead of the resort's target, and the count lands the same way, roughly double the boutique and about a third of the resort. Buyers get a smaller building than the neighbor next door, a broader operator program than a boutique typically staffs, and a sister pedigree in South Flagler House two miles south.

What Each Scale Trades

Each scale trades something real. The boutique sells certainty, a recorded price and a small census, and asks the buyer to accept thin supply in both directions. The resort sells program breadth and the lowest entry, and asks for the longest wait. The tower between them sells the corner plan and the wellness operator on a middle calendar.

The arithmetic behind all three sits in one market. West Palm Beach condominiums above $3M recorded a median of $1,983 per square foot in the second quarter, and Alba's recorded median per foot sits exactly on that number, per our quarterly tape of recorded closings. The Bristol gives the corridor its resale proof. Developer-era buyers there averaged $1,773 per square foot, the 2025 resale cohort recorded $3,242, and no resale has cleared below $2,786 per foot since 2022. Bottom Line

One stretch of waterfront now covers the whole span of the county's condominium wave, from a delivered boutique to a rising middle tower to a resort still two years out. The buildings do not compete on the same product, so the first decision is scale and the second is calendar, and price settles the question only after those two. Every figure in the field is an asking price except at the boutique, the one of the three with a recorded ledger.

For buyers holding one budget against three doors: Decide the scale first. Each building holds something the other two cannot copy, and the calendar prices the difference. We hold all three against the same arithmetic.
