Before You Buy at Edgeworth

Nikko Karki

A contract at Edgeworth buys a filed design, a reservation on a line, and a calendar that runs to 2029. Nothing on the site has broken ground. Buying this early is a legitimate strategy with real rewards, and it asks more of the paperwork than any purchase on the drive. Here is what the three year stretch means for deposits, title, assignment rights, and the choice against the flagship next door.

What Stage This Is

Edgeworth is at the announcement stage, the earliest point a buyer can enter. Corcoran Sunshine runs the sales effort, the official site carries the published program, and the offering is two 28 story towers with 168 residences in one to five bedrooms. Pricing was reported from $2.5M to $35.5M when sales opened in March 2026. At this stage the developer's paperwork is the entire product, which is why the paperwork deserves the attention a finished home would get.

The Longest Stretch on the Drive

Groundbreaking is planned for 2027 and completion is targeted for 2029, roughly three years from today's signature to keys. No other address on the drive asks for that much calendar. The flagship next door delivers in 2027, and The Bristol has stood finished since 2019. The stretch is the price of entering first, and it compounds every question below. Deposits sit longer, life can change before closing, and the market will reprice the street at least once before the towers open.

Deposits Across Three Years

Preconstruction deposits step in stages tied to the developer's milestones, with the balance due at a closing called on the developer's notice. The schedule, the amounts, and where the funds sit are all set by the purchase agreement. Florida law governs how developer deposits are held and which portions may fund construction. Over a three year stretch those terms matter more than at any shorter project. Have your attorney confirm the escrow terms, the milestone triggers, and every date before signing, because the contract will outlast most market forecasts.

Title, Assignments and the Window

Three decisions deserve settling before the contract does. Decide how you will hold the residence first, since changing title later costs money and sometimes taxes, and our guide to Florida deed structures maps the options. Ask about assignment rights second. Whether you may sell or transfer the contract before closing is set by the developer's terms. Over a three year calendar that right is worth real money even if you never use it.

The window comes third. Under Florida's condominium statute, a buyer of a new unit may cancel within fifteen days of signing and receiving the condominium documents. Those fifteen days are the diligence period that counts, the one stretch when the declaration, the budget and the rules can still change your mind without a negotiation. Read them then, with counsel, or accept them for three years.

Early Pricing or Near Term Keys

The drive makes the tradeoff unusually clean, because the same developer offers both sides of it. South Flagler House sells certainty, a building under construction with 2027 keys and an open book from $8.55M. Edgeworth sells position, announcement stage pricing from a reported $2.5M with the full three year wait attached. Our flagship buying guide walks the nearer term path in detail, and the pipeline page holds the county's whole field.

Bottom Line

Edgeworth asks its buyers for the longest runway on the drive, about three years from signature to targeted keys. The reward is first position and announcement stage pricing. The discipline is settling title early, pricing the assignment right, and spending the fifteen day window on the documents rather than the renderings.

Before you reserve a line: Talk to us first. Developer galleries sell the building, and we represent the buyer, at the developer's expense rather than yours. We will read the release terms beside your attorney before the window starts running.

Edgeworth facts, timing and pricing follow the developer's published materials as of March 2026, including the official site and the launch release, and are subject to change. Groundbreaking and completion dates are targets, not commitments. Florida's fifteen day rescission period for new condominium purchases is described at a general level, and the developer's contract governs each purchase.
