What Does Off Market Mean in Palm Beach?
Start with what the phrase can and cannot prove. Off market describes how a home was shown. No MLS closing describes how a sale was recorded. The county deed record can show only the second, and the two are different facts.
Source: Compass Private Exclusives program description and Palm Beach Luxury deed-record method. A deed-only sale describes the closing and says nothing about whether the home was ever marketed.
Pocket listing is a trade phrase and not a defined product. Agents use it for any listing held back from the MLS, so its meaning depends on who says it. We use Private Exclusive when we mean the Compass program, and we describe everything else by what happened.
The deed-only category needs the most care. A sale with no MLS closing says nothing about whether the home was ever marketed, and many quiet deals sit on properties with public campaigns behind them. Our hidden market study explains how a deed reveals its price, and the quiet-lane measures behind this guide come from our county share analysis.
How Much of the Market Trades Unseen?
The layer is easiest to see by setting two records of the same sales side by side. The MLS holds the listed market and the county deed record holds every recorded closing. The Town of Palm Beach adds a wrinkle, because the town keeps its own board beside the regional BeachesMLS, as our two-boards study documents. A sale on neither board is one no portal can show.
Per the Palm Beach Luxury Deed Census, the Town of Palm Beach recorded 808 qualified house sales at $3M and up since 2021. Of those, 225 had no closing on either MLS board, which is 28 percent of the sales. The full record is in our Palm Beach study. Counted in dollars the private share has moved, from 45 percent of sale dollars in 2021 to about 21 percent in 2026, per the Palm Beach Luxury Private-Sale Index.
Per the Palm Beach Luxury Deed Census, Jupiter Island recorded 262 qualified sales at $1M and up since 2016. Of those, 81 had no MLS closing, $589.1M in all. The island record of $58M in August 2025 is among them. Our Jupiter Island study lists the largest twelve.
Per the Palm Beach Luxury Private-Sale Index, Lost Tree Village recorded 110 qualified sales at $1M and up from August 2021 through July 2026. Of those, 49 had no MLS closing. That is 45 percent of the sales and 39 percent of the dollars. The Lost Tree Village market report sets the listed record beside it.
Per the Palm Beach Luxury Deed Census, Atlantic Fields in Hobe Sound recorded 144 qualified closings for just over $1 billion between July 2024 and the September 2026 county files. None has an MLS closing in the feeds we hold. The community sells developer lots and not resales, which makes it the clean case of a market that lives in county files. Our Atlantic Fields deed census reads it deed by deed.

Windows and price floors are each study's own: Town of Palm Beach, houses of $3M and up since 2021. Jupiter Island, $1M and up since 2016. Lost Tree Village, $1M and up, August 2021 through July 2026. Atlantic Fields, July 2024 through the September 2026 county files.

The pattern follows how a community trades. Gated clubs and developer programs sit at the quiet end, where members and neighbors deal with each other. Open oceanfront markets sit at the public end, because the owner of an irreplaceable home wants the widest audience.
A second layer sits inside the listed market. Per the Palm Beach Luxury Private-Sale Index, the county recorded 1,204 closings at $3M and up from August 2025 through July 2026. Of those, 190 went under contract within seven days of listing, about one in six. A contract that fast usually means the buyer was found before the listing went up. The sale is quiet and still on the MLS. For the listed shelf, our supply study counts what is for sale today.
How Do Buyers Actually Reach It?
A buyer reaches this layer through three channels, and a serious search runs all three at once. None of them is a database a buyer can open alone.
The first is Compass Private Exclusives. These homes are marketed inside the Compass network before anything is published, so they reach buyers through Compass agents. On our desk, a buyer who registers a complete brief is matched against the Private Exclusives that fit it as they arrive. Our Private Exclusives page describes how the program works.
The second is relationships. Many quiet sales start when a buyer names what they want and an agent asks owners privately on the buyer's behalf. The owner decides whether to take the call, and we cannot promise any owner will. The approach works best with a credible buyer and a specific request. It also helps when the owner has a reason to listen, such as an estate settling or a neighbor extending a compound.
The third is the deed record. Reading it shows who owns a street, when each parcel last traded, and what the last quiet sales cost, because the stamp tax reveals every price. That is the groundwork for an approach and for a valuation. It is also how we know which communities trade quietly and which do not.
Three habits help in all three channels. State the brief in specifics, since a request for a house in a named neighborhood at a stated budget can be matched and a general wish cannot. Be ready to show funds on short notice, because quiet decisions run fast. Ask for the sold record from both boards and the deeds before accepting any private number, so the price rests on the whole market.
One point of practice belongs here. A Compass Private Exclusive has a Compass listing agent, sometimes on our own desk. Florida practice allows a broker to assist both parties as a transaction broker, with the role disclosed in writing, and a buyer should ask for that disclosure before touring. How we work with buyers is set out on our buyer page.
What Does the Off-Market Route Cost?
For a buyer the trade is plain. The quiet route gives access, speed and privacy. It costs what a public listing supplies free: a visible asking-price history, a clock showing how long the seller has waited, and a shelf of alternatives to compare. A private number arrives without those, so the buyer builds the value case from closed sales on both boards and the deeds.
For a seller, less exposure cuts both ways. Per the Palm Beach Luxury Private-Sale Index, closings under contract within a week kept a median 97.5 percent of the original asking price in the year through July 2026. Everything slower kept 89.3 percent. A buyer found in private can pay for speed and certainty. The same privacy means only one buyer's number is tested.
Jupiter Island shows the other edge. The sellers of 450 South Beach Road listed it publicly at $90M in 2021, withdrew, and closed at $58M in August 2025 on neither board. The record shows the sequence and does not say why the price moved.

A private route can lead back to the public one. A Private Exclusive that does not sell privately can launch publicly afterward, which is why many owners start quiet. The reverse is harder, since a home that has been public cannot become unseen. Owners weighing that order will find the sequence in our quiet listing playbook and the route itself on our seller page. How long a public sale takes at this level is measured in our sale timeline study.
Bottom Line
Off market is a spectrum, and the deed record is the one part of it anyone can audit. A portal shows the listed market, the MLS shows a little more, and the county file shows the rest, which in some communities approaches half the sales. A buyer who wants the whole market should search all three, price from sold records and never from a private number alone, and ask early. Owners decide what they sell and to whom, so nothing about the quiet lane is guaranteed. The houses that trade there tend to go to the buyer who is ready when the call comes.
For a buyer considering the quiet route: Tell us what you are looking for if the quiet market matters to you. The off-market ledger is the first place we check, ahead of the portals.
Every measured figure on this page is reused from a published Palm Beach Luxury study, and each of those studies carries its own full method. This page re-measures nothing. Each figure was checked against the rendered study page on October 6, 2026.
The deed measures lay county deed records over the closed-sale records of the two local boards, BeachesMLS and the Palm Beach Board of Realtors. A sale counts as deed-only when a qualified deed records with no matching board closing inside the study's stated tolerance. Qualified means the county appraiser marks the sale arm's length, so family transfers and other non-market deeds are excluded. Windows and price floors differ by study and are stated beside each figure.
The deed-record totals for the Town of Palm Beach and Jupiter Island are the sums of each study's published board and deed-only counts. Shares in the bar chart count sales. The private shares of dollars quoted in the text count dollars, so the two are not interchangeable. The week-one measure treats a contract within seven days of listing as a conservative proxy for a sale arranged before the listing. It also includes genuine instant open-market sales.
Atlantic Fields counts developer lot closings from the Martin County transfer file. No Atlantic Fields closing appears in the MLS archive we hold, which is the basis for the no MLS closing statement. Definitions of Private Exclusive and Coming Soon follow the Compass program descriptions. Pocket listing is a trade phrase with no fixed definition. The measures cover four communities and one county-wide lane, not every market in the county. Homes held in a company can change hands by selling the company, and no deed records, so those sales sit outside every figure. This is market data and public record analysis, not investment advice, and nothing here promises access to any property.
