The Resort's Answer

The Residences at The Boca Raton rises over eight stories on 5.2 acres of the resort's land, along the golf course facing Lake Boca. The resort's owner, BDT & MSD Partners, develops the project itself, with Hart Howerton on the architecture and Pembrooke & Ives inside. Residents carry access to the resort and the beach club through the private club structure. Reported pricing starts at $5M, with villas from $13M and penthouses from $15M, and no completion date has been published. Downtown's Answer

Glass House answers from the other direction. ASG Development, working with Chasen Companies, broke ground in April 2025 at 280 East Palmetto Park Road and closed a $70 million construction loan through Maxim Capital in 2026. The building runs nine stories with the amenity level on the roof, holding 28 residences of two to four bedrooms between 2,504 and 3,865 square feet. GarciaStromberg designed it, Hallock Design Group has the interiors, and Douglas Elliman handles sales, with the project targeting late 2027. Reported pricing opened at $2.7M and reaches above $8M.

Where the Money Overlaps

Price is where the two books meet. Glass House opened at a reported $2.7M and runs above $8M at the top. The resort project starts at a reported $5M, so its entry sits inside Glass House's upper half, and its villa and penthouse tiers extend past anything downtown offers. A buyer between $5M and $8M holds both options. Above that band the field narrows to the resort, and below $5M it narrows to downtown.

Which Instinct Is Yours

Glass House suits buyers who want walkable downtown Boca Raton, a small building and a stated target. Neither instinct is wrong, and the overlap in pricing means budget rarely forces the choice.
