The Bristol's Developer Returns for a Different Buyer
Al Adelson's Australian Property Group is building The Berkeley, and the name behind it explains the attention. Adelson was pivotal in developing The Bristol, the 2019 tower on South Flagler Drive where he still serves as vice president of the board. That building recorded a trailing-year median of $15.3 million at $3,218 a square foot, and the new project sells on that record. Bernardo Fort-Brescia of Arquitectonica designed the new tower and its interiors both.
The brief this time is different, and the building page says so plainly. The Berkeley serves family buyers with flex-room floor plans at a lower price point than The Bristol. Every residence runs east to west through the tower, with the lake and Palm Beach on one side and the downtown skyline on the other.
An Asking Ladder Where a Record Will Be
The building's market, for now, is a sheet of asking prices. The developer's published range opens at $1.9 million and runs past ten million. Six resale-style listings sit on the open MLS this week, from $3.7 million for a three bedroom on the fourth floor to $12.75 million for a penthouse. The middle of that ladder is a pair worth studying. Residences 800 and 1208 share one 3,286 square foot plan, sit four floors apart, and their asking prices differ by half a million dollars.
Read the ladder for structure, not for value. By the square foot the six listings run from about $1,429 to $2,683, floor and exposure doing most of the work. No deed exists to test any of it. The field's only recorded evidence sits at Alba up the shore, where eight closings carry a median of $1,868 a foot.

Family Programming Is the Product
Most towers in the new wave sell service, wellness or a brand. This one sells a family floor plan and the program around it. The amenity budget spreads 40,000 square feet across three levels, and the split is the point. The ground floor holds the working spaces, a library, a co-working lounge and a boardroom. The seventh floor deck carries the pool, the spa, a children's play area and a teen lounge, with the age zones kept apart. The rooftop pool and sky lounge stay adults only.
The page is careful with its one comparative claim, and it holds. A dedicated teen lounge with separated age zones is uncommon among the towers we cover. Every plan adds the flex room, a space that works as an office, a media room or another bedroom. The product reads as a house translated into a tower, and the registry we keep across the county's new developments lists no other project built around that buyer.

Nine Entry Prices, a Step Apart
Nine projects around downtown publish entry prices, and they climb in small steps. Mr. C Residences opens the field at $1.6 million as a condo-hotel, and Olara follows on the Intracoastal. The Berkeley's sheet begins a step above the pair. The upper rungs belong to the south corridor, where South Flagler House opens at $8.5 million. What the entry prices cannot say is what anything is worth, because the field has barely started closing. Until deeds record at these addresses, the sheets are each developer's stated position, and Alba's eight closings are the corridor's one recorded reference. Three Dated Years Between Contract and Keys
The purchase here is a pre-construction contract, and the calendar is part of the price. Groundbreaking happened on December 11, 2024. The developer projects vertical construction through 2026, topping off in 2027 and delivery in 2028, alongside the planned Fern Street Extension into downtown. Projections move. The contract's outside date and its remedies matter more than the marketed year.
The paperwork asks for the same discipline. Deposits are paid in installments tied to construction milestones, so confirm the schedule and the escrow terms before signing. Renderings and finish samples are marketing. The unit plan and specification schedule attached to the contract are what govern, and many developers restrict resale before closing. Bottom Line
The Berkeley is easy to place and hard to price, which is the honest condition of the whole field. The developer who built The Bristol is now building for households the new wave has mostly priced past, on the one downtown waterfront nobody else claimed. The family program is real and specific, the ladder is published, and none of it has faced a closing table yet. A buyer who wants this product gets the widest choice of floor and line right now, and accepts the wait in exchange.
