SoSo has become the answer for families who want the island ten minutes away and a neighborhood that stays lit in July. The record now shows what that answer costs.

Where SoSo Sits

SoSo is the Southend of West Palm Beach, the grid that runs south of Southern Boulevard between the Intracoastal and Dixie Highway. Flagler Drive is its front row, facing the island across the water, and the tree lined interior streets behind it hold about 1,963 residences. El Cid and the historic districts sit to its north, and the Southern Boulevard bridge puts the island's south end about ten minutes from most driveways. The Repricing, Year by Year

The table below uses every closed single family sale in the Southend zip from the regional multiple listing service, 57 in 2024, 129 in 2025 and 82 so far in 2026. Two lines move at once. The whole market's median crossed a million dollars this year for the first time, $0.53M in 2024 to $1.06M now. And the million dollar tier repriced harder still, $1.77M to $3.90M. A neighborhood that sold as an entry point two years ago now clears at prices the island's apartment market would recognize.

What Is Driving It

Three forces, and none of them is seasonal. The first is the new construction wave. SoSo's older cottages are being replaced lot by lot, and the new houses close at prices the old stock never touched, pulling every median up as the mix shifts. The second is the financial district a few minutes north. Its salaries turn a family neighborhood within walking distance of the water into a first choice rather than a compromise. The third is the island itself. Our island multiple study shows the island trading at nearly three times the city's luxury tier. Every year that multiple widens, the neighborhood facing it across the water looks more rational.

The buyer profile explains the July test. SoSo's buyers are predominantly year round households, families anchored by schools and offices rather than by the season. The neighborhood does not empty in summer, and its market does not sleep through it either. More than half of this year's million dollar closings, 22 of 41, landed after May.

SoSo Against the Island

The comparison that matters runs across the water. The island's record book median is $12.9M this year. SoSo's million dollar tier clears at $3.90M, with the trailing year's median at $3.09M and $1,024 per square foot. A family choosing SoSo is buying the same commute to Worth Avenue, the same water, and a year round street, at a fraction of the island's entry. That trade has been discovered, which is exactly what the repricing records.

What It Means Now

For owners, the repricing means comparables age in months, not years. A seller pricing against 2024 closings is giving away the move. For buyers, the entry is rising but the logic that drove it has not finished. The construction wave is still mid block on many streets, and the city's luxury demand, tracked in our West Palm Beach series, keeps arriving. The usual alternatives are El Cid to the north and the island's south end across the bridge. The honest answer differs by family, not by spreadsheet.
