A Developer's Bet on Informality
The families accumulating America's new fortunes in the 1990s wanted the golf, the land and the privacy of the classic club, and almost none of its formality. Discovery's answer was to sell the club and the home as one purchase and to strip the ceremony out of everything else. The bet looked modest at the first project. Other developers have imitated it ever since.
The Model, Invented at Estancia
Estancia, opened in 1996 against the boulders of Scottsdale's Pinnacle Peak, was the laboratory. The signatures that now define every Discovery community appeared there first. Most famous are the comfort stations, chef-run outposts scattered through the course, replacing the clubhouse stop at the turn with something closer to a friend's very good kitchen. The second signature arrived two years later at Iron Horse in Montana, an Outdoor Pursuits program that put guides, boats and trails on staff. Golf anchored it all, and Tom Fazio became the house architect, with roughly fifteen of his courses across the portfolio today.

The Playbook That Travels
The portfolio now runs past 35 communities, and the playbook barely changes between them. Buy remarkable land at the edge of an established wealth corridor. Build the course and the amenities before the houses, so the first families arrive to a finished life. Program the children as seriously as the golf. And let the membership travel, because a Discovery owner in one community is the most likely buyer in the next. The brand's communities feed each other. It is how a new community in Hobe Sound sold $264.5M of raw land in its first recorded year without a finished home to show.

Tequila and the Wider Orbit
The founder's most famous deal had nothing to do with real estate. Casamigos, the tequila Meldman built with George Clooney and Rande Gerber, began as the house pour of the Discovery world. Diageo bought it in 2017 for $700M plus an earnout of up to $300M. The story belongs here because it explains the company's social pull. Discovery sells proximity to an easygoing version of fame and fortune. The tequila, the guest lists and the founder's own profile are part of why the model commands the prices it does.
The Florida Arrival
For all its reach, the company had never built a community of its own on Florida's east coast until Atlantic Fields. The choice of ground follows the playbook exactly. The 1,500 acres of old polo and farm land sit at the quiet edge of the county's established wealth corridor, beside Michael Jordan's Grove XXIII. The course is complete, the equestrian program runs on the old polo grounds, and the first recorded year of land sales is already unlike anything else in the region's records. What Estancia was to Scottsdale in 1996, Hobe Sound is being asked to become for the Atlantic seaboard.

The model built more than 35 communities and a traveling membership that seeds each new community. The name grew strong enough to sell a tequila brand for as much as a billion dollars.
