Most condominium projects announced lately in Palm Beach County are large ones. Glass House, now rising in downtown Boca Raton, holds 28 homes. The count makes it the smallest building on the county pipeline we track, and the developer treats the count as the product. Nine stories of glass carry the residences, with the shared amenities on the roof above. Construction started in April 2025, a $70 million loan closed in 2026, and the developer aims to finish late in 2027. Launch coverage put pricing from $2.7M, and press accounts count more than a third of the 28 as sold.

The Smallest Book in the Pipeline

Glass House holds 28 residences, and no building on the county pipeline we track carries fewer homes. The lines hold two to four bedrooms and run from roughly 2,504 square feet up to 3,865. Two parking spaces come with every home. A count this low is a choice, not a constraint of the site. ASG Development launched the project alongside Chasen Companies and kept the building small on purpose, since scarcity is the thing being sold. A resident shares the elevator, the roof and the ledger with 27 other households and nobody else.

Glass, Then the Roof

The name describes the envelope. GarciaStromberg drew the building as a glass skin across all nine stories, and the developer calls it the first all glass modernist building the downtown has permitted. Hallock Design Group handles the interiors. Above the ninth floor the roof gathers the whole shared program: an outdoor kitchen, cabanas, a pool with a jacuzzi and a lounge set around a fire pit. From that height the view holds the Intracoastal and the ocean past it.

East on Palmetto Park

The address is 280 East Palmetto Park Road. The road itself runs from the middle of Boca Raton's downtown across the Intracoastal and ends at the beach. The building sits on the downtown end of that line. Residents walk out into the restaurants and offices of the core, while the roof deck faces down the street toward the water. The beachfront towers a short drive east sit on the sand itself. Glass House trades the sand for the center of town, with the ocean still in sight from the roof.

Ground Broken, Loan Closed

The construction record is public and short. Ground broke in April 2025. Maxim Capital provided $70 million of construction financing that closed in 2026, the money that carries the building through delivery. The stated target is late 2027. Earlier coverage had pointed to the middle of that year, and the later financing reports moved the date, so late 2027 is the figure worth planning around.

The Reported Ladder

Pricing exists only in reported form, because the building has recorded no closings and will record none until it delivers. Coverage at launch reported $2.7M at the entry, with the largest homes above $8M, and Douglas Elliman runs the sales program. Every figure is an asking number that can move with each release, and more than a third of the homes were reported sold while the frame was still rising. For scale, The Residences at The Boca Raton opened across town with reported pricing from $5M, which places the Glass House entry well under the resort's.
