The Boca Raton Is Selling 75 Homes on Its Own Grounds

The next homes for sale at The Boca Raton come from the resort itself. BDT & MSD Partners, which owns the property, is building 75 residences on 5.2 acres along its golf course at 501 E Camino Real, facing Lake Boca. Hart Howerton drew the eight story building and Pembrooke & Ives is designing the interiors. Reported pricing starts at $5M, villas at $13M and penthouses at $15M. The seller of the homes and the owner of the destination are one company, which is rare in branded residences and worth understanding before any gallery visit.

The Owner Builds

The Residences at The Boca Raton is the uncommon case where the developer already owns the destination. Most branded projects rent a hotel name for the sales campaign. Here the company that holds the resort is putting homes on its own land, and it keeps living next to whatever it builds. Sales sit with Douglas Elliman Development Marketing, and Senada Adzem leads the team. Construction is underway, and the developer has published no completion date.

Five Acres on the Golf Course

The site covers 5.2 acres inside The Boca Raton, running along the golf course with Lake Boca in front of it. The address, 501 E Camino Real, places the building on resort land rather than near it. Residents receive access to the resort and its beach club under the private club structure. The building adds its own amenities as well: a fitness center across three levels, pools indoors and on the roof, and a residents' club.

The Product in Three Tiers

The sales release of May 2026 set three reported entry points. Standard residences start at a reported $5M, villas at $13M and penthouses at $15M. Homes run from two to five bedrooms and average about 2,500 square feet. Every figure is a reported ask, and no recorded closing has tested any of them, so the tiers describe the developer's positioning rather than a market.

Owner-Built Against the License

Branded residences usually run on a license. A developer pays a hotel company for the name, the two businesses stay separate, and the flag lasts as long as the agreement does. Owner-built reverses the arrangement. BDT & MSD Partners carries the resort and the residences on one balance sheet, so the standard of one is the collateral of the other. A buyer here relies on the owner's interest in its own property rather than on a management contract holding.

What the Structure Means for a Buyer

Three practical consequences follow. The access terms come from the resort itself, so the documents delivered at contract describe a relationship with the landlord of the whole property. Service exists today, because the hotel operation the homes plug into already runs a few steps away. And the pricing carries a resort premium that only closings can validate, which is why our buyer's guide to the project gives the paperwork most of its attention.

The rest of the pipeline supplies the contrast. Glass House sells downtown at boutique scale, and the wider field sits on our new developments page. Within Boca Raton, this is the only project selling the residence and the destination as a single ownership.

Bottom Line

The Residences at The Boca Raton puts 75 homes on 5.2 acres of the resort's own land, reported from $5M with villas from $13M and penthouses from $15M. The owner is the developer, which changes what a buyer is actually purchasing. No completion date has been published, and no closing has yet tested the pricing.

For buyers weighing the resort premium: Ask us for the document list before you visit the gallery. The access terms, the budget and the contract language decide whether owner-built delivers what the structure promises.

Project facts follow the Douglas Elliman sales release of May 2026, distributed via PR Newswire, and the developer's published materials as of May 2026, subject to change. Reported pricing is asking guidance from that release, and no recorded closings exist for the building. Coverage of the city approval in February 2026 cited 76 units, while the sales release states 75, and this page follows the sales release. The developer has published no completion date, so none appears here.

BDT & MSD Partners, the company that owns The Boca Raton resort, is developing the project on its own grounds. Hart Howerton is the architect, Pembrooke & Ives is designing interiors, and Senada Adzem leads sales for Douglas Elliman Development Marketing.

The developer and the resort's owner are the same company, so no hotel license sits between the building and the brand. The owner carries both on one balance sheet, the service operation already runs on the property, and the access terms come from the resort directly.
