The Field, Project by Project
The six run very different plays under one label. Ritz-Carlton Residences West Palm Beach is a residential-only tower on the city's waterfront, while its Palm Beach Gardens sibling carries the brand's Estate Collection designation. Mr. C Residences operates as a condo hotel under the Cipriani family. Banyan Tree Residences gives its group a first United States address, and The Residences at The Boca Raton ties ownership to the resort next door. Mandarin Oriental Residences completes the set as the one flag planted north of downtown, on the Northwood water.

What a Flag Actually Buys
Strip the marketing and a brand delivers two concrete things. The first is a service layer: hotel trained staff, the operator's standards manual, and management accountability that outlives the developer's exit. That layer is funded through the association, which is why branded buildings tend to carry higher monthly assessments than unbranded peers. The second is recognition at resale. A name a buyer in London or Singapore already trusts shortens the distance between a listing and an offer, which matters most in buildings that trade globally.
What a flag does not buy is immunity from the market. Branded and unbranded towers alike close at whatever the recorded ledger will bear, and none of these six has a recorded resale history yet. The premium is a hypothesis until deeds test it.
Mandarin Oriental Against Ritz-Carlton
The cleanest comparison in the field pairs the two pure hotel brands building in the same city. One rises downtown on the proven waterfront with 2028 keys. The other, as our Northwood study lays out, trades three extra years of waiting for a corridor it can define and 215 feet of its own shoreline. Neither choice is wrong. They price different appetites for time.

The Entry Ladder
Reported entry pricing spreads the six across a wide band, from $1.6M at Mr. C to $5M beside the Boca resort. Mandarin Oriental's reported $3.5M start, detailed on the developer's site, lands in the upper half despite the longest wait. The number states where Great Gulf believes the corridor goes. The ladder below holds the five West Palm Beach area figures on one line.
- $1.6M · Mr. C
- $1.9M · Banyan Tree
- $3M · Ritz-Carlton WPB
- $3.5M · Mandarin Oriental
- $5M · The Boca Raton

What Settles the Question
The field will grade itself in order. Ritz-Carlton Palm Beach Gardens targets delivery first, with the 2027 and 2028 classes behind it. Their closings and early resales will put recorded numbers behind the branded premium for the first time in this cycle. Mandarin Oriental watches all of it from the sales lounge, since its own keys wait until 2031. Buyers weighing a flag today should read the pipeline page the way we do, as a scoreboard that fills in one delivery at a time.

Bottom Line
Six flags run six different plays: two Ritz-Carltons, a Cipriani condo hotel and Banyan Tree's American debut, joined by a resort building its own residences. Mandarin Oriental holds the north water with the longest calendar of them all. The brand buys a service layer and resale recognition. The recorded ledger, which none of the six yet has, will price everything else.
For a buyer choosing among the flags: Ask us for the field matrix before you pick a gallery to visit. Service models, assessments and calendars differ more than the brochures suggest, and the right flag depends on which of the three you are actually buying.

Project figures, residence counts, entry pricing and delivery years follow the developers' published materials as of August 2026 and are subject to change. All entry prices are reported launch figures, asking numbers with no recorded closings behind them in any of the six buildings. The six project count covers hospitality branded projects in the county pipeline we track. The Residences at The Boca Raton has announced no delivery date, and we state none. Service model descriptions summarize each developer's published program.
