Two Versions of One Life
The question reaches us in a specific form. A family has settled on Florida, on golf and on water, and has toured Jupiter's club communities. Then someone at dinner mentions Sailfish Point, an hour up the coast, and the search splits in two.
Both candidates bundle the same pieces: a gate, a private club, golf by cart and a dock on foot. The difference is the arrangement. Sailfish Point is self-contained, a club with its own beach, marina and course sharing one peninsula. Jupiter is a town first. Its clubs, led by Admirals Cove, sit inside ordinary daily life with restaurants and schools and a harbor around them.
One honesty note before the numbers. Sailfish Point sits in Martin County, north of the Boca Raton to Jupiter Island footprint we work every day. We cover it here because buyers weighing Jupiter keep asking about it, the same way they ask about the southern fork in our Jupiter vs Miami comparison.

The Peninsula an Hour North
Sailfish Point occupies the southern tip of Hutchinson Island, where the St. Lucie Inlet meets the ocean. The community covers 532 acres with water on three sides and holds about 520 residences, a mix of houses along the golf and the harbor and condominiums along the dune. The club inside the gate runs an 18 hole Jack Nicklaus Signature course, an oceanfront clubhouse, a private beach and a marina minutes from open water.
Measuring it takes some care, because the regional listing feed we hold carries only part of this market's history. So we read the deed record instead, the same way we built the Atlantic Fields first-year ledger one county line north. The Martin County Property Appraiser's roll holds 318 single family parcels in the subdivision, and every qualified arm's length sale on those parcels is public. That record is complete. No listing is required for a deed to exist.
The five year record is straightforward. From 2021 through 2025 the peninsula recorded 38 house sales at three million dollars and up, $223.7M in all. The median sale was $5.49M, and the biggest reached $10.4M. The pace has carried into this year: by mid August 2026 the county had recorded eight more at the floor and above, topped by an $11.5M closing on Harbor Circle.
What Jupiter Offers Instead
Jupiter does not offer one of anything. It offers a belt of clubs inside a town of about 60,000 people. The closest match for a Sailfish Point buyer is Admirals Cove, nearly a thousand acres off the Intracoastal holding close to nine hundred residences. Inside the gates are 45 holes of golf, roughly seven miles of navigable waterways and marina slips to 130 feet. Our Admirals Cove guide walks the community pocket by pocket.
What Jupiter mostly does not offer is a house on the sand. The town's beachfront is condominium towers and parkland. The coastline's oceanfront houses sit in Jupiter Inlet Colony and on Jupiter Island, separate towns with separate records. Jupiter Hills, the famous golf address to the north, lies mostly in Tequesta and closes too few sales in our feed to measure honestly. So the clean, matched comparison is club against club, and Admirals Cove is Jupiter's side of this page.
Sailfish Point vs Jupiter by the Numbers
The match is as close to apples for apples as two counties allow. Houses only, never condominiums. Closed sales at three million dollars and up, 2021 through 2025. Sailfish Point comes from the county deed record with the appraiser's square footage, which matched the living area on eight recent MLS closings within one percent. Admirals Cove comes from its own board's closed record.
Admirals Cove trades higher on every measure. Its five year median is $7.5M against $5.49M at Sailfish Point, and its median price per square foot is $1,263 against $986. The gap is widest at the top. Sailfish Point's largest recorded house sale in the window is $10.4M. Admirals Cove closed above that level thirty-seven times, all the way to a $34M sale on Commodore Drive in late 2024.
Volume separates them just as clearly. At the same floor over the same five years, Admirals Cove closed 137 house sales to Sailfish Point's 38, roughly three and a half times the trading. Some of that is size. Admirals Cove holds close to nine hundred residences against about 520 on the peninsula. The rest is a deeper pool of buyers standing closer to an airport.

The Spread That Opened in 2024
The gap was not always this wide. In 2021 the two markets recorded per-foot medians of $991 and $773, close enough that a buyer could call them one market in two counties. Through 2023 they moved together. Then Admirals Cove broke away. Its median ran to $1,785 a foot in 2024 and held near that level in 2025, while Sailfish Point drifted up gently. The 2025 spread stands at $670 a foot, about 59 percent.
Part of the explanation is what traded. Of Admirals Cove's 45 house closings in 2024 and 2025, seventeen were homes built since 2015, the rebuilt and new-construction product that carries the county's top pricing. Sailfish Point's nine closings over the same two years included one such house. The median home sold there was built in 1994, on a peninsula where teardown-and-rebuild cycles have moved more slowly. The rest is location. Jupiter's club belt has repriced alongside the county's whole northern corridor, and Admirals Cove sits at the top of it. A buyer should read the spread both ways at once. Jupiter now charges more for the same square footage, and Sailfish Point delivers the same club life at a per-foot level Jupiter last saw around 2022.

How Often Each Market Trades
Depth matters as much as price, and it changes how you shop and how you sell. Admirals Cove closes 20 to 38 houses a year in this segment. Sailfish Point closes three to thirteen. A buyer with a narrow specification, a particular street or view or dock depth, waits longer where only a handful of houses trade each year. A seller reads the same fact in reverse: fewer competing listings, but also fewer buyers walking through.
Speed we can only measure on one side. Admirals Cove's closed sales in the window carried a median of 49 days on market on the Flexmls clock. The deed record keeps no clock, and the few Sailfish Point closings in our regional feed are too few for an honest median, so we publish none.
Little is for sale on either side. As of the first of September, Sailfish Point had two houses on the regional market, asking $6.75M and $9.5M, with two more under contract. Admirals Cove had three, asking from $2.35M to just under $9M, with five more under contract or pending, topped by a $30M asking price on Commodore Drive. Every one of those figures is an asking price, not a closing.
The Drive, the Flights and the Clubs
Palm Beach International sits about 45 road miles from the Sailfish Point gate and under 20 from Admirals Cove. A Jupiter household absorbs the airport run, the dinner reservation and the school morning without thinking about them. A Sailfish Point household trades that convenience for a peninsula where the day never requires the causeway. Private flyers shrink the difference at Witham Field, Stuart's airport a short drive from the gate.
Then there is the club itself. Both communities are built around private clubs, and both keep membership categories, initiation and dues with their membership offices, which is where those questions belong. We speak to the real estate. As transaction brokers we represent buyers on either side of this fork. The advice starts with the life rather than the house, because the two communities feel more different in person than any table can show.

Bottom Line
Five years of recorded sales settle part of this choice. Jupiter's flagship club now prices well above the peninsula and trades several times as often, and much of that repricing came through newer houses. Sailfish Point sells what Jupiter cannot: one club with the ocean, the inlet and the river around it. Its houses still trade near levels Jupiter's clubs recorded early in the window. They are two good answers to one wish list, priced differently.
For a buyer holding this fork: See both in one day, morning on the peninsula and afternoon in Jupiter. The drive between them is the honest preview of the life each one asks you to live.
The matched segment is single family houses closed at three million dollars and up from 2021 through 2025, with no condominiums blended anywhere. Scope has honest edges. Jupiter Hills closes too few sales in our feed to measure and lies mostly in Tequesta. Jupiter's oceanfront houses sit in Jupiter Inlet Colony and on Jupiter Island, separate towns we cover separately. The Jupiter side of this comparison is therefore Admirals Cove. Both 2026 figures are partial-year counts recorded by mid August. Current inventory reflects the regional MLS status pull of September 1, 2026, and every current figure is an asking price.
