A Boutique Census on the Water
The building page carries the census. Alba holds 51 condominiums and four multi story townhomes on a 1.71 acre Intracoastal site in Northwood, with no fixed bridges between the property and the open Atlantic. It is the first luxury waterfront condominium in the neighborhood and the only new development there with a private dock. BGI Companies, led by Kenneth Baboun, is developing the tower with Blue Road Group. Spina O'Rourke + Partners designed the curved facade, Schmidt Nichols the landscape, and Moss Construction is building it. The project broke ground in August 2023, reached its full height in May 2025 and delivers this year.
Scale is the working argument. The county pipeline counts sixteen projects and 1,834 residences, and most of the waterfront towers run from 98 to 275 units. Alba is one of three projects in the first delivery cohort, alongside Caretta, the Juno Beach condominium delivering this year, and the Ritz-Carlton Residences Palm Beach Gardens, 256 units that arrive ahead of the rest of the county's wave. A small census keeps neighbors few and the shared spaces uncrowded, and it will keep resale listings scarce once the building trades. With a count this small, each closing sets the reference for the next.
Ten Plans, Four to a Floor
The condominiums come in two and three bedroom layouts across ten distinct plans. The two bedroom holds 1,746 square feet inside with two and a half baths and a terrace of more than 570 square feet. Three bedroom plans run 1,778 to 2,770 square feet with three and a half to four and a half baths and terraces above 1,500 square feet, and some offer a convertible den. Every tower floor places four units around private vestibules, which gives flow through layouts exposure on more than one side.
The outdoor allocation is the number that stands out. Terraces average about 2,000 square feet across the building, every one carries a summer kitchen, and the glazing behind them is full height and impact rated. Kitchens are Italian, by Italkraft, with Sub-Zero refrigeration and Wolf cooking appliances. Touchless elevators, central air filtration and smart home wiring round out the specification.

The Townhome Exception
Four townhomes anchor the building at 4,500 to 6,304 square feet over two or three floors, each with four bedrooms and a private plunge pool. Waterfront townhomes are rare in West Palm Beach new construction, where the standard product is a single level condominium on an upper floor. A buyer who wants a house scaled home on the Intracoastal, with the services of a staffed building behind it, has almost nowhere else on the corridor to find one.
The market has already priced the format once. A townhome closed in July 2026 at $10.4M, or $2,336 per square foot, per the building page's recorded ledger. The condominium closings recorded to date sit well below that line, which is the ordinary shape of a building where four residences carry most of the size.
The Sixth Floor
Amenities concentrate on a single level of about 25,000 square feet. Two pools split the day, a sunrise pool facing the Intracoastal and a sunset pool facing west, with cabanas and grill areas between them. The wellness run holds a Technogym fitness center, a yoga and Pilates reformer studio, and a spa with steam, sauna, cold plunge and treatment rooms. Social rooms include a private dining room, a wine room, a resident lounge, a theater and a multi sport simulator, with a conference center and private workspaces for the working resident.
Service reaches past the amenity level. The building runs a staffed lobby with 24 hour concierge and valet, and the private dock holds resident slips with a day dock for guests. A partnership with Mount Sinai New York provides concierge medical care, and access to Sollis Health, the members' urgent-care service, is included. The developer has also offered buyer incentives, including a one year Palm Beach Yacht Club membership, and terms like these change as a building sells, so confirm what is current before contract.
Where the Pricing Sits
Pricing is set by the developer and moves as residences sell, so the building page publishes no price list. The pipeline census places Alba's range at $2.8M to $10.6M, which puts the entry above the reported $1.7M start at Olara, the resort-style tower down the corridor, and far below the $8.5M opening figure at South Flagler House, the Related Ross flagship on the drive's south end. The middle of the ladder is where the building lives, priced above the resort scale entries and below the marquee addresses on South Flagler Drive.
The recorded ledger has begun to test those figures. Nine sales recorded in the trailing twelve months at a $3.7M median, per the building page's live feed, with a median of four days on market. Few buildings in the pipeline can show a recorded number at all. Bottom Line
The offering is compact by intent. Few neighbors, generous terraces, a single amenity level that carries the program, and a stretch of shoreline with open access to the ocean. The scarce item is the townhome format, which no other building on the corridor offers, and scarcity is the quality that survives delivery.
