One Corridor, Three Calendars
The Intracoastal side of North Flagler Drive has become the pipeline's densest address. Sixteen projects and 1,834 residences are moving through the county pipeline, twelve of them in West Palm Beach, and the new developments hub maps the full field. On this corridor the field narrows to three. Shorecrest and Olara rise side by side at 1901 and 1919 North Flagler, and Alba sits farther north at 4714, in Northwood. The three make the cleanest comparison in the pipeline because they share a shoreline and almost nothing else. Alba is already recording closings. The other two are still promises, one a year from keys and one asking the longest wait for the largest program.
The corridor itself is part of the case. Related Ross's wider West Palm Beach investment runs through it, with Vanderbilt University's planned graduate campus and the Cleveland Clinic hospital anchoring nearby institutional development. Northwood, at the north end, has drawn commercial, dining and retail investment of its own in recent years, and Alba is the first high rise on its stretch of the water.
The Boutique That Delivers First
Alba's case starts with the calendar and ends with the product. The building topped out in May 2025, delivery lands in 2026, and the building page already carries a recorded ledger, nine sales in the trailing twelve months at a $3.7M median. Buyers at the other two towers are reading contracts against renderings. Buyers here can read recorded prices against finished floors.
The product case is scarcity. Fifty-five residences make it the smallest of the three by a wide margin, with four units to a floor and ten plans. The four multi story townhomes, 4,500 to 6,304 square feet with private plunge pools, are the corridor's only townhome product. A private dock adds resident slips on a stretch of the Intracoastal with no fixed bridges to the Atlantic, and a Mount Sinai New York partnership handles concierge medical care. The range runs $2.8M to $10.6M per the pipeline census, and our full analysis reads the unit mix plan by plan.
The Related Ross Answer
Shorecrest is the establishment entry. Related Ross, the developer behind South Flagler House, put its second West Palm Beach condominium at 1901 North Flagler, a 28 story glass and metal tower by Roger Ferris + Partners with interiors by Rottet Studio. Every floor holds four residences, so each of the 98 units gets a corner exposure, in two and three bedroom plans of 2,015 to 2,835 square feet. Equinox, the wellness brand in which Stephen Ross holds an ownership stake, operates the amenity program, with a 75 foot lap pool on the roof. Pricing starts from $3.2M per the census, construction financing comes from GoldenTree, and delivery is projected for 2027. Against Alba it offers a bigger brand and a taller tower, a year later, with no townhome format and no resident dockage in its published program.
The Resort at Scale
Olara is the corridor's largest bet. Savanna, a New York developer on its first South Florida project, is building 275 condominiums in 26 stories on about four acres at the waterway's widest point, with a second tower of 170 rentals beside it. The amenity program is the argument. Nearly 80,000 square feet run by Arch Amenities, a 13,000 square foot Wright Fit fitness center, a Japanese style onsen, a six slip private marina and an 8,500 square foot José Andrés restaurant, his first in the Palm Beaches. Every residence gets 10 foot ceilings, 10 foot deep terraces and Gaggenau appliances. Construction began in March 2024 toward a 2028 delivery, and entry pricing opened at a reported $1.7M, the lowest of the three. Our story of the project and our Olara buyer guide cover it in full.

What the Calendar Decides
Delivery order is the quiet variable that prices nothing and changes everything. A buyer at Alba takes keys while the neighbors are still building, banks the years of use, and buys against a recorded ledger rather than a launch sheet. The wait at Shorecrest is measured, and the brand behind it is the county's most active condominium developer. The wait at Olara is the longest, and it buys the largest program at the lowest published entry. The prices scale with the patience. The corridor's entries read from $1.7M for the longest wait to $3.2M for the middle seat, with Alba's $2.8M entry sitting between the two asks, its $3.7M recorded median above both, and its keys ahead of both calendars.
None of the three is a wrong answer, and all three compete for the same waterfront buyer. The choice is a trade of time against scale. The smallest building finishes first. The largest asks the most patience. The one in the middle carries the biggest name.

Counts, heights, delivery targets, amenity programs and team credits follow our Alba Palm Beach, Shorecrest and Olara building pages as cached in September 2026, which compile the developers' published materials. Entry pricing follows our pipeline census, September 2026. Olara's entry is a reported launch figure and Shorecrest's is the published start, both asking. Alba's recorded sales figures come from the building page's Beaches MLS feed on a trailing twelve month basis, data through September 15, 2026. Neither Shorecrest nor Olara has a recorded closing. Delivery years are the developers' targets, and each purchase agreement's outside date controls.
