The Class of 2026
The county pipeline holds sixteen projects and 1,834 residences, and twelve of the sixteen rise in West Palm Beach. The delivery ladder is bottom-heavy toward the later years, with 380 units due in 2027 and 606 in 2028, so the 2026 class is small. Three projects land this year: Alba with 55 residences, Caretta with 95 and the Ritz-Carlton Palm Beach Gardens with the largest share. Alba and Caretta carry no hotel flag. That leaves the Gardens project as the only branded building a buyer can close on this year, and the only one of the three in its own city.
The wait behind the class is long. The 2027 cohort brings 380 units, the 2028 cohort 606, and the ladder runs on through 464 units in 2029 to the Mandarin Oriental's 87 in 2031. Entry pricing across the pipeline starts at $1.6M, and the tops now reach a $70M penthouse ask at South Flagler House. Against that spread, the 2026 class is the pipeline's scarce commodity, finished product in a market of renderings. A buyer who wants keys rather than a contract file is choosing among three buildings, not sixteen.
The Marina Case
The project's case rests on format. Three seven-story buildings on 14 Intracoastal acres at 2200 PGA Boulevard hold standard plans of 2,780 to 5,120 square feet. Each spans the full width of its building, with a private elevator and two garage spaces beneath it. A 29-slip marina takes vessels of 45 to 75 feet, about ten minutes from the Palm Beach Inlet. The developer calls it the first condominium to carry the brand's Estate Collection designation, a label that had applied only to single-family communities. Published pricing runs from $3.8M past $10M, and our building page tracks releases and the resale market as it forms.
The site argues alongside the plans. The parcel sits inside the Marina District the city created where PGA Boulevard meets the Intracoastal. The developer describes it as the last contiguous waterfront parcel of this scale in Palm Beach Gardens. Catalfumo Companies, the developer, is on its third Ritz-Carlton project after Singer Island and the Donald Ross Road golf community. The amenity program spreads more than 20,000 square feet across the ground level, anchored by a 100-foot infinity-edge pool and a waterfront clubhouse.
The Same Flag, Two Years Out
The Ritz-Carlton Residences West Palm Beach argues vertically. Arquitectonica designed the 27-story tower at 1717 North Flagler Drive, where Related Group, BH Group and Vietmar are building 138 residences. Every home faces east across the Intracoastal toward Palm Beach Island. Plans run 1,532 to 3,331 square feet across two to four bedrooms, pricing starts from $3M, and ownership carries membership in the Cove Club, a private waterside club in West Palm Beach, and Marriott Bonvoy enrollment. The tower carries no hotel component, so the residents own the building and the brand staffs it. Interiors are by Rockwell Group, and common spaces will hold works from the Jorge M. Perez Contemporary Art Collection. Construction began in February 2026 toward 2028 keys, so the same flag asks a two-year wait. Read side by side, the two are less rivals than opposite answers to the same brand promise. One puts the service program on a tower with water views from height. The other spreads it across a low-rise site with the boat at the door.

The Neighbor in Juno Beach
Caretta makes the calendar case without the flag. The Juno Beach project delivers its 95 residences this year at published pricing of $2.5M to $4.1M. That undercuts the Gardens entry by more than a million dollars at the bottom. Its ceiling tells the other half of the story. The Caretta range tops out where the Ritz-Carlton range is still climbing, so the two overlap only in a narrow band. A buyer holding roughly four million dollars in the North County faces a real choice between them. Above that line the Gardens project competes mostly with itself, since nothing else in the county's 2026 class reaches its price band or its plan sizes. The choice at the overlap is a clean one between the flag, the marina and the larger plans on one side and the lower entry on the other.
What the Choice Turns On
The choice turns on three trades. Timing first, since the Gardens project and Caretta close this year while the tower waits until 2028, and a wait carries its own risks and its own chances to reprice. Format second, an estate-scale plan with a marina at the door against the height and the eastern water view a tower gives. Brand third, because only one 2026 delivery carries hotel-branded management, and the buyer pays for that layer through the assessment that funds it.

Bottom Line
The county's branded pipeline mostly asks buyers to wait, with the big branded counts landing in 2028 and beyond. The Gardens project is the exception, the one flag a buyer can close under this year, on a marina format nothing else in the class offers. Caretta is the value case beside it, and the sibling tower is the same brand on a different clock. Every figure in this piece is an asking range, and the resale ledgers at all three are still to be written.
