The Assessment, the Slip and the Cabana

Monthly assessments scale with unit size, and there are no separate club membership fees layered on top. The fee funds Ritz-Carlton branded management, full-time concierge and 24-hour security. It also covers marina maintenance, pool and grounds upkeep, building insurance and reserve funding. Property tax deserves the same early look. Palm Beach Gardens taxes are assessed at the county level. New construction is typically assessed near the purchase price in the first year, so the first bill should be budgeted from the contract price rather than from an older comparable. Florida's homestead exemption reduces taxable value by up to $50,000 for primary residences and caps annual assessment increases at 3 percent. A buyer purchasing as a second home or through an entity receives neither benefit, which can mean a materially higher annual obligation. A tax advisor should model the position before contract.

Rentals, Assignment and the Exit
