Palm Beach New Developments

One corridor now sells three scales: Alba's 55 delivered homes, Shorecrest's 98 corner residences for 2027 and Olara's 275-residence resort for 2028. The trades between boutique, tower and resort, measured.

Shorecrest sells mid construction, with GoldenTree financing in place and delivery projected for 2027. What the contract fixes, what stays open until the keys, and how to spend the fifteen day window.

Every residence at Shorecrest is a corner unit, four to a floor across 28 stories, all two and three bedrooms of 2,015 to 2,835 square feet. The mix, the finish schedule and the Equinox amenity load, measured against the corridor.

Three towers share the North Flagler corridor and three different calendars. Alba delivers first, and its 55 residences make it the smallest of the field by far.

Closings have begun at Alba Palm Beach, and the buyer's homework has moved from construction risk to contract mechanics, budgets and the certificate of occupancy.

Ten floor plans serve 55 residences at Alba Palm Beach, and the four waterfront townhomes with plunge pools have no counterpart in West Palm Beach new construction.

The Bristol's $2,786 per square foot floor has held for four years, and 606 pipeline units land in 2028. The case for the floor, the case against it, and the tell to watch.

West Palm Beach's 606 residence 2028 delivery year belongs to three towers by one architect. Where the Ritz-Carlton's 138 branded homes sit against Olara's resort scale and The Berkeley's downtown 193.

Eight open listings from $8.55M to a $70M duplex put South Flagler House at the top of the pipeline's asking ladder, with 2027 keys a year ahead of the 606 unit 2028 wave. The Stern flagship, read against Edgeworth and the Ritz-Carlton.

Olara's 275 residences make it the largest project in the county pipeline and nearly half of the 606 homes landing in 2028. The resort scale tower, read against Alba's recorded ledger and the Ritz-Carlton's branded ask.

The tower is under construction with 2028 keys, which changes the buyer's homework. The deposit schedule, the fifteen day window, the assessment behind the service layer, and the three lines published this week.

Related Group and BH Group are building the city waterfront's first branded tower, 138 residences with Ritz-Carlton service and no hotel attached. Who is behind it, what its published lines ask, and how the corridor's recorded prices frame the campaign.
