About SoSo

SoSo is shorthand for South of Southern, the stretch of West Palm Beach below Southern Boulevard that locals also call the Southend. It is an informal name for a very real market. On the walkable grid between the Intracoastal and Dixie Highway, 1940s and 1950s block homes, mid century ranches and serious new construction all share the same streets.

The draw is position. The Southern Boulevard bridge crosses to Palm Beach island in about five minutes. The Flagler Drive waterfront path runs the neighborhood’s whole eastern edge, and the Dixie Highway restaurant strip keeps growing. Buyers who want the island’s orbit without the island’s pricing land here first.

The oldest corner came first. Prospect Park, promoted in the 1920s as a high end neighborhood patterned on Brooklyn's, drew prominent business families and filled with Mediterranean Revival and Mission homes between 1922 and 1945. It became a city historic district in 1993 and joined the National Register in 2011.

The rest of the Southend was built out in the 1940s and 1950s with sturdy block homes and mid century ranches. That housing stock is exactly what today's builders and renovators want to work with, which is why the neighborhood carries some of the mainland's most active infill construction.

The waterfront corridor is its own market: Mediterranean Revival, modern new builds and renovated mid century homes along and near Flagler Drive. Some carry docks, seawalls and lifts on the parcels that permit them. These rows face the island across the water and set the neighborhood's ceiling.

Inland, the blocks of original bungalows and ranches open the market, and they are steadily being renovated or replaced. The spread between an original inland cottage and a new waterfront build is wide, which is precisely what keeps every kind of buyer circling.

Almost everything that matters is minutes away. The Southern Boulevard bridge lands beside the island's south end, downtown West Palm Beach is a short drive north, and the airport is ten minutes west. The Flagler Drive path gives the neighborhood a waterfront front porch for running, walking and biking.

Within the grid, South Olive Park anchors recreation, South Olive Elementary anchors families, and the South Dixie Highway strip keeps adding restaurants and shops.
