Every address in this report says Hobe Sound, Florida. The bridge in the middle splits that address into two different purchases. East of the Intracoastal sits the Town of Jupiter Island, roughly 740 houses on deep parcels, where about a quarter of the sale dollars change hands privately. West of it lies mainland Hobe Sound, six thousand houses whose prices stayed far below the island's until Discovery Land Company opened Atlantic Fields. Anyone weighing Jupiter Island vs Hobe Sound is really deciding what that bridge is worth. This report answers with records: the same segment measured on each side, the ledger each side keeps, and the club life that comes with either answer.

One Address, Two Markets

The confusion is built into the map. The Town of Jupiter Island is its own municipality in Martin County, with its own police force and town hall, yet its mail carries the mainland's name and zip code. A deed for an oceanfront estate and a deed for a golf cottage five miles inland both read Hobe Sound, Florida 33455. Buyers meet the two markets as one word and discover at the first showing that the word covers two propositions.

The island proposition is land and silence. Parcels run from the ocean toward the Intracoastal, the town has no commercial street, and errands happen over the bridge. The mainland proposition is the reverse. Its neighborhoods hold schools, groceries, marinas and club golf behind several different gates. Until recently its price ceiling never came near the island's floor. Atlantic Fields has now moved that ceiling, which is why this comparison needs numbers rather than reputation.

What Each Side Holds

Scale first, because it surprises people in both directions. The island holds roughly 740 houses and adds almost none, since the town's plats have been fixed for decades. The mainland holds 6,087 single family homes across neighborhoods that range from old riverfront streets off Gomez Avenue to gated golf communities like Loblolly and Medalist Village. One side is effectively finished. The other is a working town with room to build.

The bridge between them is literal. Bridge Road crosses the Intracoastal in a few hundred yards, and the drive from a mainland gate to the island's beach road takes minutes. What changes on the crossing is not distance but what a dollar buys, and the card below holds the one fact that best describes each side.

Jupiter Island vs Hobe Sound by the Numbers

A fair comparison has to match the segment, because the two markets barely overlap. Most mainland sales close where the island market has no product at all, and the island's estate tier has no mainland answer. The overlap is the three million dollar house, so that is where we measure. Since 2021 the island has recorded 177 such sales and the established mainland 39, counting every deed on both sides, private deals included.

Within that matched segment the island's median sale is $8.8M against $3.7M on the mainland. By the foot the gap is wider: $1,970 against $760, about 2.6 times, for houses bought in the same years at the same floor. The island buyer also takes more land, a 0.8 acre median lot against 0.56 acres. Crossing the bridge, in other words, more than doubles the price of a comparable house. The Mainland's Own Ledger

The mainland's record deserves reading on its own terms. We pulled every qualified deed of a million dollars and up on the established mainland back to 2016. The ledger below therefore counts every sale, listed or not. The market it shows tripled: 81 qualifying house sales in the five years through 2020, then 236 in the five years since.

Prices moved with the volume. The median million-dollar purchase since 2021 is $1.5M, and the top of the ledger has climbed from around three million toward six. The record for a mainland house stands at $6.1M, set in May 2026 on the riverfront off Gomez Avenue. Hold that number, because the next section prices a bare lot against it.

What Atlantic Fields Changed

Since July 2024 the full deed record at Atlantic Fields holds 144 lot sales for just over a billion dollars. All of it is raw land, at an average of $7.04M a parcel. Read that against the ledger above. The average lot inside the new gate cost more than $6.1M, the highest price any mainland house has achieved in the decade of record. Dirt on one side of Bridge Road now outprices finished houses everywhere else on the mainland, and it lands within reach of the island's matched median.

The premium buys the club rather than the ground. At a Discovery community, membership arrives with the home, and the 1,500 acres here carry Tom Fazio golf, an equestrian program and a working farm. The community shares an entrance drive with Grove XXIII, in a corridor that also holds Medalist and McArthur. A buyer at Atlantic Fields is paying island money for a mainland gate, with the club in place of the beach.

The Quiet Market Question

The island runs two markets at once, and our off-market study measures both. Since 2016 the town has recorded 81 qualified sales of $1M or more with no matching MLS closing, $589.1M in all, roughly 25 percent of the island side's dollars. In 2024 the quiet share reached nearly half. The island record itself, $58M for 450 South Beach Road in August 2025, closed without a listing. A buyer who shops the island from a portal sees only part of the market.

The mainland asks less of a buyer. Its neighborhoods trade through open listings in the ordinary way. The one big exception is the new gate, where sales run through the developer's gallery and surface only as deeds. Either way, the figures in this report carry no blind spot, because both sides were measured from the county record that captures every closing. How that record works, and how quiet deals read within it, is the subject of our hidden market report.

Club Life on Both Sides

The island keeps a single institution. The Jupiter Island Club holds the golf, the beach club and the dining under one roof, and it extends invitations on its own schedule. Buying a house there is a separate decision from belonging, and the wise buyer treats the two accordingly.

The mainland offers choice instead. Golf retreats like Medalist and Grove XXIII share the corridor with McArthur. Loblolly pairs its golf with a boating club and marina, and Hobe Sound Golf Club anchors the older neighborhoods. Each sets its own admission and its own culture. Atlantic Fields resolves the question differently again, since membership arrives with the home rather than through a committee. Its developer release pricing as of August 2026 opens at $6.7M with the Lakeside Cottages and tops out at $15.6M for the Preserve Estates, asking figures rather than recorded ones. Membership terms and costs at every club here come from the club directly.

Choosing a Side

The record makes the trade plain. The island buyer pays for irreplaceable land, a private beach path and a town with nothing commercial in it. Dinner is a drive, and the club is an invitation. The mainland buyer keeps a real town around the house and chooses a club rather than waiting for one. In the matched segment, that choice costs less than half the island's median. Atlantic Fields offers a third answer, where a bare lot can cost what a finished island house does.

Bottom Line

Two sound purchases share one mailing address, and a few hundred yards of bridge separates their prices by more than double. The island sells land on the water and a record that runs deeper than its listings. The mainland sells a working town with club golf behind its gates, at a fraction of the island's entry. A lot behind its newest gate can now cost what island land costs, without the beach.

Island figures are reused from our published island studies and assert-checked against them at build time. The matched segment comes from the island and Palm Beach comparison. That study's island scope includes Jupiter Inlet Colony at the island's southern tip. The private share comes from the off-market study, and the top sales from the record book. Their windows are stated beside each figure. Established-mainland figures were computed for this report from the Martin County Property Appraiser's current files. The scope is qualified arm's-length transfers of $1M and up since 2016 on mainland Hobe Sound parcels. The Town of Jupiter Island's taxing district and the Atlantic Fields PUD are excluded. The house series uses single family parcels only, so no condominium or land sale blends into a median.

Per-foot medians on the mainland divide sale price by the county's recorded finished area. We verified that field against board-reported living areas on 34 sales matched by address, price and date, and the median ratio was 1.00. The island's per-foot median uses board living areas, per its source study. Atlantic Fields figures are the published full-record census, 144 recorded closings from July 2024 through the current county files. Its release pricing is the developer's published asking schedule as of August 2026, subject to change. The deed record counts every closing, listed or not, so no coverage gap affects either side.
