Every residence in West Palm Beach's heaviest delivery year belongs to one of three towers. In 2028 the county pipeline hands over 606 homes at once: 275 at Olara, 193 at The Berkeley and 138 at the Ritz-Carlton Residences, the smallest of the three and the only one flying a global flag. One firm, Arquitectonica, designed all three buildings. What separates them is the strategy, and the Ritz-Carlton's is service.

One Architect, Three Answers

The 2028 class amounts to a controlled experiment. Bernardo Fort-Brescia's firm drew the curved glass at 1717 North Flagler Drive, the waterfront tower up the street at Olara and the champagne tinted Berkeley on Clear Lake, so the architecture is a constant and the strategies are the variable. The Ritz-Carlton Residences chose the branded lane, hotel grade staffing with no hotel, in the first globally branded residential tower on the city's waterfront. The other two chose scale and price. Across the county pipeline of sixteen projects and 1,834 residences, no year asks the market to absorb more at once than this one will.

The Case for the Flag

The concept is stricter than the usual branded tower. All 138 homes are privately owned, with no rooms, no transient guests and no shared hotel lobby, and the Ritz-Carlton trained staff, from the concierge desk to the butler and porter service, exists for residents alone. Ownership carries membership in the Cove Club, a private waterside club in the city, along with Marriott Bonvoy enrollment. Every residence faces east over the water with private elevator entry, in plans of 1,532 to 3,331 square feet with penthouses above. Related Group, BH Group and Vietmar are building it, construction began in February 2026 after an October 2024 planning approval, and Douglas Elliman sells from a gallery at Royal Poinciana Plaza.

The building argues with its neighbors even while sharing their architect. Arquitectonica gave it a rounded, continuous glass envelope where the corridor's other towers run rectilinear, Rockwell Group designed the interiors, and there are no interior corridor plans and no west facing lines to discount. Construction financing came from Madison Realty Capital, so against a pipeline still full of announced towers waiting on shovels, this one has money, permits and cranes.

The service layer is also a monthly line item. Projected assessments have not been published, and branded buildings in South Florida carry higher assessments than unbranded peers because the fee funds brand standard staffing and licensing. The Resort Rival Up the Street

Olara, up the same bank of the Intracoastal at 1919 North Flagler Drive, meets the brand's case with sheer program. Its 275 residences over 26 stories carry nearly 80,000 square feet of amenities, a six slip marina and a José Andrés restaurant, with Arch Amenities running the floors and a stated entry of $1.7M sitting well under the Ritz-Carlton's published $3M. The developer there reports concrete at the 18th of 26 floors, ahead of the branded tower's newer site. The two buildings compete for the same waterfront buyer in the same delivery year, which makes this the sharpest head to head in the pipeline.

The trade reads cleanly. The flag buys staffing standards, the club and the Bonvoy tie, on the smaller and more expensive door. The resort buys floor space and program, on a building that must fill twice as many homes.

The Downtown Third

The Berkeley moves the fight off the waterfront. Al Adelson, the developer behind The Bristol, is building 193 residences over 25 stories at 550 South Australian Avenue on Clear Lake, two minutes from The Square, downtown's shopping and dining district, with 40,000 square feet of amenities across three levels and the class's only family programming, children's and teen spaces included. Its published range runs from $1.9M to above $10M, and its page lists six open residences at a $5.3M median ask. The pitch is downtown life and larger family plans rather than a flag or a marina, from a lower door than the Ritz-Carlton's.

The lineage matters more than the location suggests. Adelson's prior building on South Flagler Drive became the city's proven tower, and The Berkeley deliberately serves a different buyer at a lower price point with family floor plans and flex rooms. Entry prices split the class into lanes. The resort tower opens lowest, the family tower next, and the flag prices its service from $3M, with three open lines asking $8.4M to $14.5M, between $2,578 and $2,906 per square foot. Every figure across all three buildings is an asking price, because nothing in the class has delivered and nothing has recorded. The corridor's one delivered building supplies the only nearby deeds: Alba's building page records a trailing year median of $1,983 per square foot, well below what the branded lines ask. The premium over the recorded corridor is the price of the flag, the service and the new build, and each buyer decides what that premium is worth. Developer inventory at all three towers moves outside the public feed, so the open listings understate what can actually be bought, and we track releases and contracts across the class.

Bottom Line

The branded tower enters the crowded year as the scarcest product in it, the only flag on the waterfront and the highest published door of the three. Its rivals will surround it with more homes at lower entries, and all of them will be hunting closings in the same season. Buyers weighing the class are weighing service against scale against downtown, with no recorded price yet behind any of the three.
