About Avenir

Avenir is where the Gardens grows next, and the only place in the county building at master-plan scale. The plan covers nearly 4,800 acres along the Northlake corridor with about 3,900 homes mapped across pods from national and regional builders, and roughly half the land held in conservation, which is the feature that will matter most in twenty years. Construction started in 2018 and the town center, schools and civic pieces are arriving in sequence. The resale market is already real: 105 recorded closings in the last two years at a median near $1.2 million, with 59 homes available at this writing, the deepest selection in the Gardens.

Each builder runs its own enclave inside the plan, family streets through estate pods, with separate gates and associations under the master framework. Pricing varies pod by pod far more than the blended median suggests, so buyers should compare inside a pod rather than across the plan.

One hundred five recorded resales in two years at a median near $1.2 million and roughly $390 per square foot, against 59 active listings. Supply runs deeper here than anywhere in the Gardens because builder deliveries and early resales overlap, which keeps the leverage with prepared buyers for now.

Roughly 2,400 acres of the plan is preserved, framing the pods with the long western horizons that gave the community its name. As the remaining county frontier closes, protected open land beside new construction becomes the scarce combination, and Avenir holds the county's largest supply of it.

Buying into a plan mid build means construction traffic, builder competition against your future resale, and amenities that arrive on the developer's calendar. It also means entering the county's growth corridor at its opening prices. Both things are true, and the right answer depends on your horizon.

Avenir, Answered

On the Northlake corridor at Palm Beach Gardens’ western edge, in Palm Beach County, about fifteen minutes from the turnpike and thirty from the island bridges.

Nearly 4,800 acres with about 3,900 homes planned across builder pods, and roughly 2,400 acres held in conservation.

The recorded resale median over the last two years ran near $1.2 million at roughly $390 per square foot, with pods ranging from family streets to estate enclaves recorded above $3 million.

No. Construction began in 2018 and continues across the pods, with amenities and civic pieces arriving in sequence through the decade.

Compare both inside the same pod. Builder pricing and incentives move monthly, early resales sometimes undercut them, and the deepest selection in the Gardens means patience is rewarded here.

The conservation half. Homes beside permanently protected land at the county’s last big frontier is the combination that history has repriced everywhere else in the Gardens.
