The Pressure Year

The county's delivery ladder concentrates its weight late. The 2026 column holds 256 residences and the year after brings 380 more, then the 2028 total reaches 606 across three projects: Olara with 275 on the Intracoastal, the Ritz-Carlton Residences with 138 and The Berkeley with 193 on Clear Lake. The year that follows thins to 464. A buyer closing in the peak year arrives with company, and every neighbor will have been priced from a developer's sheet rather than a resale record.

Product is the first separator inside the year. The Berkeley is the group's only Clear Lake address and its only family programmed building. Olara is a resort with deeds, a marina and a Jose Andres restaurant included. The Ritz-Carlton is a hotel brand's service standard with no hotel rooms behind it. The choice among the three is a choice of product first, and the calendar merely decides when the moving trucks meet.

The Downtown Rival

Mr. C Residences is the closest thing the field has to a downtown head to head, and it is a different product entirely. The Cipriani family's project at 320 Lakeview Avenue stacks 146 residences above a 110 room hotel, with three Bellini dining venues in the building and 57 lower floor units furnished to hotel specification for the rental program. Its sheet runs $1.6M to $6M, and delivery is scheduled for 2027, a year ahead of Clear Lake.

The scale gap is the cleanest way to read the pair. Residences at Mr. C run 830 to 2,200 square feet across one to four bedrooms. The Berkeley's smallest plan, at 2,061 square feet, is nearly the size of Mr. C's largest, and its plans climb to a 5,834 square foot penthouse with a flex room in every layout. Mr. C is hospitality first, with a residence attached. The Berkeley starts from the household and sizes the residence to fit it.

The Branded Rival

The Ritz-Carlton Residences make the waterfront's case for the same peak year keys. The tower at 1717 North Flagler Drive holds 138 residences, every one facing east over the Intracoastal, with Ritz-Carlton managed service, membership in the city's private waterside Cove Club and Marriott Bonvoy enrollment attached to ownership. Against Clear Lake the trade is service against space. Ritz-Carlton plans run 1,532 to 3,331 square feet across two to four bedrooms, and The Berkeley offers larger interiors at every bedroom count, up to 4,200 square feet before its penthouse collection. The branded tower offers a butler, a members club and a brand whose residential portfolio spans more than 50 projects worldwide. The two arguments are aimed at different households.

The Widest Sheet

Entry prices in the field climb in small steps. Mr. C opens the downtown ladder at $1.6M, Olara follows at $1.7M, The Berkeley begins at $1.9M and the Ritz-Carlton starts from $3M. What separates Clear Lake is not the bottom rung but the spread above it. The published range runs past ten million, so the building competes at the field's entry and near its top from a single address.

The width is the family thesis expressed in pricing. A two bedroom buyer and a penthouse buyer shop the same tower, which is how a house neighborhood works and not how most condominium sheets read.
