Palm Beach County holds one of America’s most prestigious private golf landscapes, where membership is as much about lifestyle and community as the sport itself. These communities run primarily on equity membership, designed to protect quality, exclusivity, and long-term value.
Entry rewards careful evaluation of ownership structure, initiation fees, annual dues, and an application process that can involve sponsorship, interviews, and board approval. The Bears Club, Seminole, and Lost Tree Village sit at the top, invitation-only with limited turnover. Admirals Cove, Old Palm, and Frenchman’s Creek are full-service equity clubs with far more inventory and liquidity. The live table above shows how each is trading now.
Initiation deposits run from six figures at family-oriented clubs to several times that at the most exclusive, with annual dues on top. Some deposits are partly refundable on resale. Always confirm the current figures directly, since clubs adjust them and waitlists vary.
It depends on the club. At several invitation-only communities, membership and residence are linked. At larger equity clubs you can sometimes join without owning, subject to category availability. We confirm the exact rules for any community you are weighing.
Admirals Cove is the standout, with a large private marina and direct ocean access. Frenchman’s Creek and Jonathan’s Landing offer Intracoastal access. Most inland golf communities do not, so boating buyers should shortlist accordingly.
Mirasol, PGA National, Ibis, and Frenchman’s Reserve combine golf with strong tennis, fitness, and youth programming at more accessible price points and dues than the ultra-exclusive enclaves, with deeper inventory and faster liquidity.
Liquidity varies sharply. Admirals Cove and Mirasol turn over dozens of homes a year; The Bears Club and Lost Tree trade only a handful. The table above shows trailing-twelve-month sales by community, which is the clearest read on how quickly you could buy or sell.
In an equity club, members collectively own the club, and a membership is an asset that is bought and, on resale, refundable in whole or part under the club’s rules. In a non-equity or developer-owned club, you pay to join but do not own a share, and the deposit terms differ accordingly. The distinction affects both what you pay upfront and what you recover when you sell, so it belongs in any comparison of two communities. The initiation deposit is only the entry cost. Ongoing carrying costs include annual dues, food and beverage minimums, cart and trail fees, and periodic capital assessments for clubhouse or course improvements, on top of the community’s HOA fees. These recur every year and vary widely between clubs, so two communities with similar home prices can carry very different annual costs. Often, yes. Many of these communities have evolved into full lifestyle campuses with tennis and racquet sports, fitness and spa facilities, dining, and social programming that stand on their own, and some offer social memberships that skip golf entirely. The right fit depends on whether the community’s culture and amenities match how you would actually use it. A club’s financial position directly affects future assessments, so it is worth examining before you buy. We look at the reserve funding relative to the age of the clubhouse and course, the recent history and size of capital assessments, any planned major projects, and how the membership rolls are trending.
